A new homeowner’s guide to living in an association
Buying into a community association means sharing responsibility for common areas with your neighbors. Here’s what to know in your first few months.
Read the key documents
You should receive the declaration, bylaws and rules when you buy. They explain what the association maintains, what you’re responsible for, and which changes need approval.
Understand your assessment
Your regular assessment pays for shared costs such as landscaping, insurance for common areas, amenities, management and savings for future repairs. Set up automatic payments so you never miss a due date.
Ask before you change the outside of your home
Fences, paint colors, windows, solar panels and additions often need architectural approval. Applying first is quicker and cheaper than undoing work later.
Know who to call
- Common-area issues, such as a broken light or damaged fence: contact the management company.
- Emergencies, such as water leaks affecting other units: use the emergency line right away.
- Problems inside your own home are usually your responsibility. Check your documents.
Get involved
Attend the annual meeting, read the newsletter and consider joining a committee. Associations work best when owners take part.
